List of Maintenance Items include*

  • Visual overall  inspection of unit’s condition
  • Check service disconnect and test operation
  • Check nominal voltage wire connections
  • Check panel placement and panel fasteners
  • Check units safety switches and limits
  • Check for any gas leaks and test shut off valve
  • Check for signs of refrigerant or oil leaks
  • Check compressor start up amps
  • Use megger on compressor windings as needed
  • Check condenser fan bearings and blades
  • Check blower belt tension and pulleys for wear
  • Check inducer motor amps and capacitor
  • Clean burner compartments
  • Clean flame sensor
  • Clean pilot cross over tube
  • Clean gas burners
  • Inspect heat exchanger with camera or mirror
  • Inspect face-plate and inducer housing gasket
  • Perform combustion test and test s/a for CO
  • Record carbon monoxide and oxygen levels
  • Record max temp rise and compare to actual
  • Record outdoor air temp and indoor wet bulb
  • Record metering device, refrigerant type, pressures and line temps
  • Record sub-cooling and or super heat readings
  • Temp drop test filter driers and check valves
  • Check and adjust gas pressure if needed
  • Record draft w.c. if applicable
  • Inspect and water proof exterior ducts as needed
  • Test operation of unit’s cooling and heating cycles
  • Check and clean indoor drain pan if accessible
  • Clean/wash evaporator and condenser coil if accessible
  • Clean  R/A chamber/economizer compartments
  • Clean economizer filter or replace
  • Straighten any bent coil fins on all coils
  • Check condensate drain line, supports & p-trap
  • Test condensate pump and clean if applicable
  • Check thermostat and low voltage connections
  • Test all capacitors under-load
  • Check all contacts and relay points for wear
  • Test economizer operation
  • Check oat/sat – sensor placement and accuracy
  • Lubricate arms on dampers/actuators for econ
  • Check and record all motor amperage’s
  • Check blower belt tension
  • Lubricate all bearings if accessible
  • Check and replace air filters
  • Clean electrical compartments
  • Set economizer set point
  • Adjust fresh air dampers to 10% or as needed
  • Record temperature splits
  • Record static pressure and max rating from unit
  • Record any preventative maintenance repairs needed
  • Secure panels with new fasteners as needed
  • Complete and email digital report
